From the Closing Table: The Story Behind My First Listing

Every real estate career has a beginning, and this was mine.

On September 1, 2014, I officially began my career in real estate. Like many new agents, I was full of excitement, determination, and probably a few nerves. What I didn't have yet was a paycheck.

That first commission wouldn't come for nearly six months.

My First Listing

  • Property: 1602 Old Shell Rd, Port Royal, SC

  • Sales Price: $47,500

  • Closing Date: January 26, 2015

  • My First Commission Check: $655.50

While the numbers may seem small compared to today's market, this transaction meant everything to me. It represented months of hard work, learning, and believing that if I kept showing up and serving people the right way, things would eventually work out.

It All Started With a Facebook Message

On October 13, 2014, Rey reached out to me through Facebook. He had inherited a property and wanted to know what it might be worth in its current condition.

There was just one problem...

The house didn't even have a kitchen.

Most people would have seen an impossible listing. I saw an opportunity to help.

Instead of focusing on what the property lacked, I focused on what it could become for the right buyer.

Going Beyond the Job Description

Before we ever put the home on the market, my wife and I spent a weekend at the property helping get it ready.

We swept the floors, cleaned up inside, worked on the yard, and improved the curb appeal so it would make the best possible first impression in photos.

Those weren't things anyone expected us to do. We simply wanted to help.

Looking back, I realize that experience helped shape the way I've approached every client since. Real estate has never been just about putting a sign in the yard. It's about doing whatever it takes to help someone accomplish their goal.

Finding the Right Buyer

Even without a kitchen, we successfully marketed the property to investors who could see its potential.

The strategy worked.

The home generated multiple offers and ultimately sold successfully.

For a brand-new agent, there wasn't much more I could have asked for.

A Review I'll Never Forget

One of the greatest rewards wasn't the commission—it was receiving this review after closing.

Every closing teaches you something.

My very first listing taught me that relationships matter more than transactions.

It taught me that communication builds trust, hard work gets noticed, and small acts of service can make a lasting impression.

Those lessons have become the foundation of how I built my business and eventually Moul, REALTORS®.

Today I've been fortunate to help hundreds of families buy and sell homes throughout Bluffton, Hilton Head Island, Beaufort, Hardeeville, Ridgeland, and the surrounding South Carolina Lowcountry. But every one of those closings traces back to this little house in Port Royal and a seller who gave a brand-new agent a chance.
