From Referral to Closing: How an Off-Market Opportunity Helped a Military Family Relocate to Bluffton

Some real estate transactions are memorable because of the home. Others are memorable because of the people. This closing was special for both reasons.

It was a privilege to help a military family relocate to the Lowcountry as they begin their next chapter stationed at Marine Corps Air Station (MCAS) Beaufort. Even more meaningful, they were referred to me by another military family I had previously helped purchase a home in our area. There is no greater compliment than earning the trust of past clients and having them confidently recommend our team to others.

An Opportunity Before the Home Ever Hit the Market

One of the most unique aspects of this transaction is that the home was never officially listed for sale.

I had already been discussing the possibility of listing the property with the seller when I realized it could be a perfect match for my buyers. Rather than waiting for the home to hit the open market, we were able to bring both parties together and negotiate a successful agreement before the listing ever became public.

This created benefits for everyone involved:

  • The buyers were able to purchase a home they loved without competing against multiple offers.

  • The seller saved money on marketing expenses and other selling costs.

  • The entire transaction moved more efficiently with less stress for both sides.

A Home That Was Personal to Me

This closing also carried special meaning because this was once my family's home before we moved to our current house.
