An Outside Real Estate Agent?

Here are the hard facts: The Real Estate Agents on-site at the Builder’s model homes work for and represent the builder ONLY. They do not legally represent you as a buyer and DO NOT have your best interest in mind and cannot per SC Real Estate Agency Law. You will actually sign a disclosure of brokerage relationships from the Builder stating this. In South Carolina, we are an Agency state where representation is critical for the purchase of property. Will the Builder’s agent help you get to closing, yes of course, but if tough issues come up, you are on your own without representation.

New Build Process

We stay actively involved during every major phase of construction, including the pre-construction meeting, pre-drywall walkthrough, and final walkthrough before closing. During these key milestones, we help identify important details buyers should pay attention to, explain construction features and options, and make sure questions are addressed before moving to the next stage. Having an experienced buyer’s agent during these meetings can help prevent missed details and create a smoother experience overall.

1. Initial Community Visit

Tour communities, explore floor plans, review builder options, and discuss your goals, timeline, and budget.

2. Contract Negotiation Signing

Find the right homesite, floor plan and structural options that best fit your lifestyle and needs. Builder will send out their contract for review and signatures.

3. Design Center Meeting

Attend design meetings to select finishes, colors, cabinets, flooring, lighting, and other personalization options for the home.

4. Pre-Construction Meeting

Meet with the builder before construction begins to review plans, expectations, timelines, and key details of the build.

5. Construction Begins

Receive ongoing communication, site visits, and video updates throughout the construction process, especially helpful for out-of-town buyers.

6. Pre-Drywall Meeting

Bring your camera! We meet at the house and can look through the walls before insulation and drywall installation.

7. Closing Date Set

Typically set 30 days before closing.

8. Final Walkthrough

A week before closing we'll meet again with the builder to look at the final home and put together a punch list.

9. Closing Day

Meet with the Attorney to complete final documents, receive keys to your new home, and move forward with confidence knowing you had representation throughout the process.

Why Work With Us

Our role is to serve as your advocate and liaison throughout the transaction. We coordinate communication between you and the builder’s sales team, help clarify timelines and expectations, and remain available to answer questions every step of the way. We are also there with you at closing to help ensure the process is completed smoothly from start to finish.

No Charge To You For Our Services

Our commission is typically paid directly by The Builder at closing when you close on your new home.

Cost Built Into Your Contract

You pay for an outside real estate agent whether you use one or not. The Builder has a marketing fee for outside agents built into the Base Price.

Dedicated Representation

The bottom line: The agents on site work for the builder - not you. Outside representation does not cost you anything when the builder pays for our commission.

Weekly Photo and Video Updates

If you are not LOCAL having someone on the ground watching the project progress is very beneficial. We take videos and upload online for your review. Need close up photos of anything - just ask!

Home Inspector Selection

We HIGHLY recommend hiring an outside home inspector to inspect your new home very closely! You can do a phase inspection along the way or 1 final inspection. We know who to call!

Attendance at Key Meetings

Having support and an extra set of eyes during your key meetings - Pre-Construction, Pre-Drywall and the Final Walk. We know what common issues can come up. For example, would you ever think to fill up and drain your tubs before closing?

Extensive Experience & Knowledge

We have worked with all the national builders in the area - Pulte Homes, K.Hovnanian Homes, Minto Homes, Mungo Homes, DR Horton, Smith Family Homes, Dream Finders Homes and more! We can advise on popular resale options for the home - thinking ahead.

Dedicated Line of Communication

We communicate with the sales agent on-site and construction managers on your behalf as needed or when any issues arise. We can walk right into their office and get their attention.

Negotiate Price or Incentives

Sometimes the builders allow offers to be made on quick move in homes, or all cash incentives. It's not always list price!
