This seller was a past client of Robert’s who is also a real estate investor. They called Robert to sell this primary residence, having built this home they were ready to cash in on this project, downsize and then begin buying more rental properties. Robert setup a meeting to put together an immediate plan of action!
Custom Marketing Plan
This home is a very unique modern style for the area! It was situated on a large 1.85 Acre homesite with private wooded views. Robert knew the uniqueness of the exterior of the property needed to be captured perfectly to showcase the style!
Photography - Twilight & Drone
Robert actually setup the photographer for a sunrise twilight session for this particular property instead of the usual sunset twilight. This allowed for more cooler colors in the sky to highlight and accentuate the exterior. Drone was definitely needed to showcase the privacy of the homesite. It was wooded and very large! You can’t show that from the usual ground level.
Video Showcase
We hired a professional videographer to come out and showcase the property. The video captures the amazing beauty this property has to offer. The drone video is exceptional! We uploaded to YouTube and ran ads on local televisions and computers/cell phones. We had a great response!
360 Virtual Tour
The latest technology allows buyers to virtually walk through a house with 360 camera technology. This is a great marketing tool to utilize to get buyers even closer to feeling like they are there.
Public Debut - Marketing the Property
We shared the property on our Facebook Business page, Instagram, TikTok. And ran ads on the platforms. The property was sent out to all the real estate agents in the local market – 2,666 subscribers. The property was listed on the HHIMLS and well as the Lowcountry Regional MLS (Beaufort) for maximum exposure as well as syndicated to other real estate property websites including our own MoulRealtors.com. We mailed out JUST LISTED cards to the neighborhood in a radius from the property. Neighbors can be the best source for word of mouth to help spread the news!

We provided a dedicated Transaction Coordinator to manage the process from contract to closing, helping keep everything organized and on track. We also assisted the sellers in selecting a trusted local real estate attorney and worked closely with their office throughout the transaction. To prepare for closing, we recommended reputable companies for the required South Carolina CL-100 termite and wood rot inspection and coordinated the scheduling process. During negotiations, we successfully secured an AS-IS contract with no repairs requested, helping the sellers save both time and money. When the appraisal came back at contract price, there was no need for additional negotiations, keeping the transaction moving forward smoothly. Before closing, we carefully reviewed the final settlement statement to ensure all charges were accurate and that the sellers were not paying unnecessary expenses.CL- 100 Termite Inspection - We recommended a few companies to complete the SC required CL100 Termite and Wood Rot inspection and scheduled the appointment. Home Inspection Repair Negotiation - We negotiated this contract to be sold AS IS with no repairs or inspections, saving the seller money. Appraisal Negotiation - The appraisal came back at contract price so we were good and no need to re-negotiate. Settlement Statement Review - We reviewed the final settlement statement a few days before closing and made necessary adjustments to make sure the seller was not paying for things they should not.
Successful Closure - A New Beginning
CLOSED for $1,400,000 - $50,000 OVER ASKING! 42 Days from Listing to Closing! The seller received multiple offers and we negotiated to push the price over ASKING and they received a leaseback to stay in the home after closing to give them time to find a new place.
